Real Estate Practice Group
Schumann Hanlon is New Jersey’s preeminent real estate law firm. Our clients depend upon our experienced attorneys for their real estate and business needs. We provide advice on development, zoning and construction, governmental entitlements, financing and acquisitions. Our Real Estate Practice Group represents a wide and diverse variety of clients, including well-known companies both public and private and developers, including many found in the “Fortune 500” index. We perform real estate related legal services for owners, prospective owners and tenants of commercial properties, including services related to the development, sale or lease of properties. In many matters requiring varied expertise, we work with other members of our firm from the other Practice Groups.
Our Real Estate Practice Group includes all aspects of real estate law and includes representing:
- Owners and developers before state and local agencies in obtaining zoning, planning and other developmental approvals and permits and in prerogative-writ litigation relating to approvals
- Borrowers and lenders in connection with real property secured loans
- Commercial, retail, and industrial landlords and tenants
- Parties who desire to implement 1031 tax free exchanges, including deferred exchanges, starker reverse exchanges and exchanges involving build-to-suit transactions
- Parties in structuring of corporations, joint ventures, partnerships and limited liability entities
- Parties with regard to environmental problems and interfacing with New Jersey Department of Environmental Protection
- Sellers and purchasers of development tracts, including transactions contingent on complex approvals and transactions with contingent purchase prices
- Purchaser-lessors as well as seller-lessees in sale-leaseback transactions
- Developers, owners, landlords and tenants in real estate litigation and arbitrations
- Parties in connection with Affordable Housing obligations and related housing issues
- Parties in connection with Payment In Lieu of Tax or tax abatement programs
- Buyers and lenders in performing due diligence activities
- Governmental authorities and property owners in condemnation proceedings.
- Real estate tax appeals on the County Board and State Tax Court levels
The expertise of our Real Estate Practice Group extends into print. One of the partners, Eugene Boffa, Jr., is the editor for the National Mortgage Law Summary for New Jersey mortgage law and secured financing published by the American College of Mortgage Attorneys. We also regularly issue “client alerts” that comment on important developments in real estate and other fields.
